B buy a building with your credit, get a mixed use approved. don't improve 7000 sq ft as a tenant. all the rich guys are owning real estate. negotiate with yourself market rent and multiple tenants. occupy less than 25%. look at land. don't do this. 7300 sq ft is crazy to build out for a dental practice. get a few other dentists to split the cost with you and do a sale leaseback, you can probably sell the building and roll the business up to a private reit attach real estate to it.

Dutchess county's parcel access has a "Sales" section in which you can filter by date, property type, building style, much like Zillow.

It sounds like the other additional issies related to the existing structure would also require some significant work for remediation, so there is definitely more to be analized in terms of the existing structure.In regards to wrecking the existing structure and building new, that would definitely be the easiest thing in terms of a Code Compliance perspective; however, I assume the financial portion of a project of that scale would be significantly more than any renovation work you want to do the existing structure.In terms of trying to add a 2-story addition onto the existing coach house structure(or any type of addition), this would Not be permitted without obtaining significant Zoning Variations (which have no guarantee of approval).

I look at land sale comps (which aren't always easy to find depending on the state/market/area) and we offer something based upon the the retail value that land like that sells for.
