If it was an illegal conversion or work done without obtaining the correct permits they WILL most likely need to be removed.

Normally there is a way to get a septic systems for most soils but some are much more expensive than others.The 5th thing to check is driveway access permit at the County Highway Dept or City Street dept. 

Is anyone familiar with rental permits, inspections, etc. for Houston, OKC, Memphis, Atlanta, and Jacksonville.

what about water and sewer are you on city or do you need a septic and well.also dirt work drive way etc.. the 130 a foot just verticle.. that include permits.?

Then the issues starting coming up with the first inspection and the contractor did not have the plans submitted with the permits.

I did this in my timber days. typical deal went like this.buy 40 acre timber track for 250k cash.Log it get 225k to 300k in NET timber revenue  and then replant iget building permit  cost 10kresell for 250 to 300k on terms.. 

We couldn't make minor repairs to the porch without permitting that would've necessitated installing foundation beneath it, $10-15k.
