In fact my 'can't afford to retire' BIL who spent many hours telling my wife & I we were doing it ALL WRONG is still sending me depressing REI news he digs up off the internet.

With that being said, I'd like to be creative rather than always dig into our personal finances. 

If not I would put those aside and circle back when you have time to  dig a little deeper.

@Brook Alexander what you are experiencing is what every homeowner does the first time they start digging into building an ADU on your property.

If it was just a commitment for title insurance, we dig deeper to make sure the policy was actually issued.If it was not,  we look into how much getting a title insurance policy that covers the loan prior to the date of closing costs.

Some areas you just have to dig deeper and search harder, but there’s always something in every market.

The county Environmental Dept can help figure out what you are working with there, and what challenges might present themselves , but wells and septic systems are expensive to dig/drill/install/replace, so know what you are getting into there. 3) People often think that because their property is in the south valley or outside of ABQ, or on acreage, that they can do whatever they want with it, but there are usually still CC&Rs that will dictate the type of property, size it needs to be, whether or not a guest house or 2nd dwelling can be added, height restrictions, and so on.
