The plan was to gain more experience with a few more lower maintenance type single family deals before moving beyond that.I definitely don't understand the multifamily market, looking around, it looks extremely overpriced.

I was a CA resident and now have moved to the Reno Tahoe, NV area.

If you ask the manager to justify a fee and he starts hemming and hawing, move on or require them to remove the fee.

I let people know upfront what is the required minimum monthly income, what is the total required move-in money (I pro-rate the second month), length of time on job,  no accounts n collections   etc.   

Equity plays can turn into better deals down the line with lower interest rates and a refi, with rent appreciation - where you can raise your rents because they may currently be lower than market, and with market appreciation - where the entire rental market moves upwards in rents.But you want to take a serious look at your challenges there... because there can be many - especially if you are a limited funds investor.Equity plays really only work well when you have enough income where you can cover the unexpected.  

-Would love to move in, but we JUST bought a home with an ADU we're going to STR a couple of weeks ago.  

.- Tenants want to stay till the 30th, landlord/seller trying to convince them to move out the 20th.

What tips and advise would you give/ wish you knew as a newbie??  

This approach allowed us to move quickly and efficiently, ensuring the project stayed on track and was completed without delays.

You need to buy in cash and you need to rehab in cash and then quickly move to recycle your money.
