The reason this works is that many park owners want a more passive investment, and are willing to leave some meat on the bone for someone else to do the heavy lifting.  

However, I was unaware of the potential and financial freedom real estate investing could provide me at the time.  

I am pretty new to the investing world and have exclusively stayed new Rio Rancho as it meets the most criteria for me at this time. 

Both of those costed $10300, which pretty much put me at the worst case analysis.After those were done as well as the rest of the plumbing, they did a pressure test, which passed. 

Based on what you've described I don't see enough meat on the bones at a $240k price point even with you doing the work yourself.

I have 25 properties... so for me at $150 a year, that is $3,750 if I went the LLC route.  

I know some of you worked hard on it, but for me at least... its not happening!

Unfortunately wholesalers in my area have driven the cost of deals so high that each deal now has almost no meat left on the bone.

I now decided now is the year for me to start investing and house hacking makes sense for me at this time.

Might even be able to buy it for $45,000 and sell it fast for $70,000, which still leaves you a margin of $10,000 profit.The biggest mistake I see wholesalers make is they do not leave enough "meat on the bone" for a Buyer to want to deal with them.
