Loan should be CTC within a week of contract and investors enjoying the property and filing their STR permit application for Summer..Rate on a 30 year fixed was in the high 6%'s...big job's report tomorrow that could accelerate rate cuts..stay tuned! 

We aren't hacks, but this is a very specific situation.If the IRS manages to actually hire those 87k new agents, then audits will be coming for all of us so get a good CPA.

Currently, I don't manage a STR but we do manage our LTR ourselves (I know there are plenty of differences) and as we are currently looking for a STR to invest in, we would do it ourselves.

I have a property that I manage myself remotely and I live 6 hours away but currently am in Costa Rica for 6 weeks and still can manage it.

We manage several hundred multifamily units in and around Columbus, and have tried every different way to bill water - included in rent, split among tenants, and sub-metered.

I would also rely on a property manager in the Tulsa area as well.
