Wholesaling is a terrible way to get started in RE. 

My main questions would be: how long does the entire process take from applying to actually having possible tenants to start picking from, and how do they determine exact amount for rent (the amounts listed on the housing authority site seem way higher than market rent, I’m wondering if I will actually get those numbers or not)any other general tips or advice is also appreciated!

I started my real estate investing journey this year with the private purchase of a off market house that went awesome.I then found a interesting triplex/warehouse property, went and looked at it with the listing realtor, crunched the numbers and decided that it made financial sense.

I've only just started but I am consistent.

No one has more "skin in the game" than a PMC as they have to deal with the property every day until an owner sells or fires them.Also recommend finding your own Inspector and not one referred by an agent.

I always try to treat people I meet with respect even if they are just getting started.

As much as I want to get started now, it's necessary to consider closing costs, setting up an escrow, taxes, PMI, etc.

Does anyone else get inspections before they start demo?

Accidents happen and grills and fire increase those odds but that is what home insurance is for that peril.
