I'm just starting out in real estate can't seem to find a duplex property do anybody out there recommend buying a one-family and me living it for a year and taken out a HELOC or refinancing and buying a duplex

I'm currently looking at my first deal which is a very large duplex in the downtown area where I live. 

Hello I presently have a duplex under contract and am hoping it will close sometime in December. 

Hello BPNeed some advice on the financing side of duplex property that I am ready to close before end of the year.I reached out to my lender for a conventional mortgage for the amount of $61k (purchase - 25%) and he quoted me 4.75% rate for 30 year with a closing cost of $4k.I have a Heloc (line of credit) where I can do a cash purchase without any of the closing costs.

I will state that most will not lend over the 80% mark on a cash out loan with a duplex though but that doesn't mean that it's not possible to find one though. 

You may want to consider buying a duplex and living in half and renting out the other unit.

I have started with SFH and duplexes, in one LLC.

I'm reaching out to see, if there is any other alternatives we can do that won't damage the walls (painted), or damage the floors downstairs (vinyl flooring). 

And everything will be completely new afterward because I'm doing a 95% renovation (only the ext walls and roof are not being touched) as a result of a fire.Thanks in advance for your feedback.
