Ok, so here are the numbers, and some of the obstacles. 

Good thinking @Loren Thomas  I was over there the other day and they said the light on the detached garage wasn't working but it was probably just the bulb. 

Definitely need to start with an architect to get an idea of zoning and other obstacles you'd need to overcome.

Townhouse or Single-Family (detached) Home?

For someone to have seen all the different opprotunities and obstacles in real estate and to be able to come out with your shortly and still remain successful, you should be really proud.

Some brokers don't let agents rep themselves or list their own properties so the broker can be an obstacle.

What do you perceive to be the one thing you stress about the most?

1) Finding the funds to do deals

2) Finding deals to fix or flip?

3) Finders cash buyers or end buyers?

4) Landlording/tenants?

5) other

I kno...

Here is an example: I pulled up on realtor.com 1517 Pacific St, Bakersfield its listed for $45,900 its a 3/2 1300 sqft with a detached garage.

Also, people just in general like single-family detached housing more, so it increases your marketability...Hope the general answers at least satisfy you while waiting for a better answer from a more experienced person :)Welcome to BP!

This particular house was on a corner lot with a newer detached 2 car brick garage along with a roof that was done after one of the hail storms.
