They signed the lease in March 2024.The first time they were late it was a couple of days past the 1st but within the 5 day grace period……Ok.The second time, they notified me on the 5th that they wouldn’t be able to pay until the 12th.

They just seem to have the people and resources to best handle big issues like that. 

Always trade offs, especially depending on how long that buyer is looking to keep the property, or refinance.

One experienced investor said to me that if it looks like a different LLC has owned a home every two years it's a bad sign that the property is being passed around  from investor to investor.

We introduced a new color scheme for our new construction homes.Once the exterior paint was finished, we realized that we strongly disliked the color we chose for the garage door.Easy fix, spend the money to repaint the garage door and update the color package for future homes.Hiccups like this happen every day in this industry.
