@Michael Henry great data on the Waukesha county, you are probably right about the percentage drop for SFR near multifamily, The home was listed for about 15% less than comparable home in 4 block surrounding and I paid 6% less than asking price so in total ~18% less than normal home and the owner is fixing about 2000$ worth of stuff.

So if you listed it last year for $1000 and now want to re-rent for $1200 prospective tenants looking at your listing can see that you raised rents by $200.BTW, you can also do this same thing on houses that were previously listed but taken off the market, it keeps the data there, you cant search by resently rented but you can just click on arbitrary houses until you find one that was previously rented by seeing it under price history.

I am interested if anyone in the property management business has successfully used any of the new "receivable advance" financing groups out there like Fundbox - Kabbage etc.I have used Fundbox with my online marketing/data management company to help onboard larger corporate clients that want me to upfront fund their Adwords spend.
