For those familiar with a contract for deed/land contract, what is the sale date for county record purposes?

Do not try to do everything yourself.Always remember to do a math analysis on your prospective properties and try to look at them before you make an offer or at least have a clause in the sales contract that allows you some time ( about 15 days to do a detailed inspection and possibly back out of the deal without a penalty that will hurt you too much.  

Being local I’m very involved in the process and have coordinated the rehab on several houses without a GC since those. 

I guess I have been involved in too many jobs where I was coordinating the work and as you know, subs can be very challenging to deal with.

I am looking to start a group with newer agents in the area so we can pool our knowledge and shorten the learning curve so we all can close a lot of sales so we do not become statistics haha, hit me up privately if you are interested in networking and learning together.

I also quickly look in deed and sales history to the year/date of purchase.

Not many sales in that area but most residents are renting.

Not uncommon when the sale price is more than double a recent transaction.  

I am going to be paying for the repairs, and we'll split sale proceeds in half.
