If accidentally having to pay $500 in closing costs again is your definition of getting screwed, I'd hate to be around when you get surprised by a bedbug infestation, a $10k sewer line replacement, or someone intentionally burning down the rehab you just finished.That's just a small sample of my last 12 months rehabbing.

This keeps your personal DTI as clean as possible, so you can keep borrowing as much as possible.Just make sure to not go too crazy and over-leverage.And I suppose this only makes more sense when you have more money to burn and are growing fast...since you'd need to refinance your loans over to the LLC.

I think I would only need permit for septic from county.I wasnt planning on building any structures.People would bring their own mobile tiny house/RV/van and park it.
