I know most of you would tell me I should be pre qualifying leads before actually wasting my time to go to the property, but I wanted the experience of walking through houses, learning to build rapport and improve my sales skills.

If you don't have specific real estate experience either, this arrangement can result in the blind leading the blind...which sometimes spells disaster. 

However, at your experience level, you may want to team up with an experienced wholesaler in your area to help you work your leads when you get them so that you handle them properly.

Very underwhelmed, and the leads did not seem quality.

That has been a great way for me to obtain leads, network, and thoroughly learn neighborhoods in my target markets.  

The quickest way to sell is direct to another end user of the property or owner occupant, with some money down and carrying the paper for as much equity as you can get in the back end.This leads me to my original question.
