Get those 3 answered, and you'll get a better idea of how to approach the deal, and ought to give you an idea of your exit strategies.Secure your downside (risk), know how to build your upside (equity).

I've spent the past several months getting my basic REI education, devouring dozens of books, reading countless articles (most of BP), and watching hours of videos.  

There are pros and cons to different approaches.

As the time approaches for closing I often think of a task, or detail I need to complete, and think "Oh yeah.  

I love to travel and have traveled extensively around the world - I've been to four continents and countless countries, I've climbed waterfalls (yes, that means going up against the water), kayaked with whales, and successfully avoided a police search party in Colombia (what happens in Colombia, stays in Colombia). 

I'm a fan of doing a lot of work myself, and tend to take a hands on approach to my properties.
