We purchased a Gulf front home on Don Pedro Island back in 2001 that we use as a short term rental when not in use by our family.

I visited the island in 2017 and absolutely loved it!

Many people like SW Florida including Marco Island, Naples, Fort Myers, Fort Myers beach, Cape Coral, etc.

I have a feeling it will become a bidding war in a hot market in Rhode Island, but thanks to the BP analysis tools, have an understanding of what I'm willing to offer for the property.  

The folks relocated to Island Park, so perhaps on one of my trips through IF we can grab lunch and compare notes.

I paid over $2,000 to have something expedited to my home on Long Island when I sold it.I was asking How much in savings, which I think you pointed out with 20-30 hours worth.Keith

My (soon to be) wife and I are located in the Quad Cities (Moline and Rock Island Illinois; Davenport and Bettendorf, Iowa) and are in the process of renting out our first buy and hold property. 

The problem is land lording takes cash reserves when problems come up (like vacancies or repairs).

We have meetings on Long Island with local and out of state investors.
