I also will be trying to get sellers financing so any strategies on zero/to low-down options would be greatly appreciated.

That's a key factor to implement a BRRRR strategy. 

I'll buy only when the numbers make sense, in the area that I'm the most knowledgeable about and if the deals doesn't fit my strategy and numbers I want, then I don't buy.

One thing I would add is to look into the "house-hacking" strategy.
