Hi Ben,I just did my first one and used Transunion Smart Move - the applicant pays the fee and you can approve or deny the applicant directly through the portal.

Ideally the anticipated rental income would meet or exceed the mortgage payment but in some cases, the loan can get approved if the anticipated rental income is less than the mortgage payment.

@Justin Glatz 2 possible answers to that: It's either a wholesaler, limited to cash buyers or pre-approved HML because of the short window to flip the contract.

Our property manager has helped the tenant apply for the government assistance and been approved.  

That pertains to buying more real estate especially an investment property that requires reserves and a DP that comes form a liquid reserve unless the lender allows for the use and the calculation of DTI with the new payment is within approved ratios.
