You have no experience that would make you a reliable source for these investments and if you lie about your experience to induce an investment that is a crime.

The problem with someone's experience (and this is not just for STR) is the experience is hard to duplicate.

From my experience I would avoid it as a seller unless I was getting a large down payment, a larger purchase price, or a higher than market interest rate.
