I've done only one flip I learned a lot but I think it's good to have a little group to spread the risk and the duties.  

You don't need a license to find off market properties.You owe a fiduciary duty to the seller to put their interests above your own which you're licensed. 

They also had daily cleaning duties and maintenance responsibilities.

Hard money is a time-sensitive loan product, needless to say, it's vital to run your numbers religiously and have the correct systems in place.

Kiah,I agree with @Kevin Paulk, I would find the neighborhood handyman, every area of NYC has known people that do the trash/light super duties for the surrounding blocks. 

I am active duty military and this is going to be our primary home when we move, so we are using a VA loan.I'm not sure what to do, or even if there is anything I can do.

If the numbers work, you can use the property as a short- or long-term rental for military members.Some bases are in sketchy areas, so make sure you do your due diligence.I’m active duty Air Force in San Antonio btw

Now, in their defense they do have some legal duties to suggest certain products.

One of the easiest ways for military to get started is using their VA loan to purchase a home at their current duty station and renting it out once they are reassigned.
