For those veterans of Central Texas real estate, my question centers on the topic : how to combat both the over-valuation of Austin-area properties and saturation of "weekend warrior" investors who simply overpay for distressed homes.Obviously, we are working in a market with high-demand -- due to the 100+ new residents we gain on a daily basis -- and short-supply.

I am running into some snags that I'm hoping you veterans might be willing to help me with.

I would've slip into the financial fire had it not been for MikeOh book and veterans on this board. with their advice to join local REI has helped.

I think it's a huge photograph under glass and not a print but I didn't take it out of the frame to check.  

Joel Block also recently founded The National Association of Syndicators and does bi-annual seminars to build a network and educate on the subject.The best education I have had on the subject is working with a 35-year veteran and seeing how he structures deals and securities.
