I’m considering two separate options for the rental, depending on cost/pay off:-Simply reconfigure the layout and make it more functional and appealing to renters.Or-Add square footage (possibly a bed/bath) and hopefully increase the value, functionality, and what it could bring in for rent.But seeing as how this is my first investment property my gut is telling me to play it a little more conservative and let these ideas simmer before pulling the trigger.

It's a whole different beast.LA is unique in many ways: an extremely constrained inventory, an extremely high gross rent multiplier (GRM) in most submarkets, a rent control ordinance, massive barriers to entry in both cost and permitting.All of these can go under "Pro" and "Con" category depending on how you approach them.

We allow pets which is also extremely desirable in this area as well as tons of yard space on the 0.42 acre lot and 1 block over from an elementary and middle school.
