Does anyone have any idea how to structure a business to offer affordable housing and/or what benefits are there?

You are definitely looking for the best areas that Boston has to offer but there is a cost of having convenience and local amenities to your home. 

Money, time, knowledge...whatever you have to offer make sure you present it to a potential mentor.

Since you've already contacted your agent to hash this out, my comment may be moot anyway, just wanted to offer another perspective.

Are there any lenders/portfolio who are open to offering a line of credit  of which I would be using for down payments and rehabs then pull the equity out with a refi conventional and pay back to the credit line.

In the beginning you have nothing to offer than buying the meal but it is how you start to build your rolodex and develop relationships.

Some carriers are beginning to offer more affordable options in this space, but it is still something to watch.

If you are going to look for a mentor remember that you are the one that wants something from them not the other way around so you need to offer them something of value.

If you put in mini-splits and can promote the efficiency, you'll be able to keep rents closer to what you get with you paying for heat, and you will also be able to offer air conditioning in the summer months.
