I only moved here about a year ago, but do you think the general neighborhoods (and local economics, renter quality, etc.) has improved any if at all since 2008? 

@Kai Van Leuven If you are having a lot of issues with finding tenants with good credit, maybe use a different metric to determine economic viability?

The biggest thing that could slow the tide is an economic shift.

Been there, plus that big family is more typically struggling economically.

Our motivation now is to manage with a double bottom line, investing for economic returns as well as positive social impact. 

Both of which are important during difficult economic conditions.
