I am a Canadian working in California on a TN (NAFTA) visa that will soon turn into a green card but I don't want to miss out on a deal if one presents itself.

@Scott Anderson - I'm still super green (and I'm not sure this is the place to have this conversation) but I'd say that the number one is attorney, and number two is RE tax pro. 

I know many preach "find a deal and the money will find you" but your 1st deal out being green if that's your strategy talk to friends and family (why would a stranger invest in someone with no experience?).

Like @David Greene says, the worst way to have a active investor take you on as a mentee is to ask “what can I help you with?”

I've been trying to absorb as much information as possible and I am currently listening to David Greene's book on long distance investing.

Read the book "Long Distance Real Estate Investing" by @David Greene.

There are many ways to get around this issue and put them on a fast track to getting green cards.The one thing that they would have to be patient about is time however.

I'm still green.
