You really can't keep water out from the inside.If you want a dry basement, keep water away from the outside. 

Gotta work the math -- and it isn't as cut/dry as some posters above suggest.So that brings up: how much does a property manager take out of your hide?  

Believe it or not, there is land maintenance, mowing, clearing, cleaning, fence repair, erosion and drainage, and soil conservation.

I got brand new floors for the whole house done, 1 bath floor retile and some dry wall work.

Its never that cut and dry. 

If a landlord is not up to snuff on their repairs, you're 100% right, the tenant can pay the registry, and stay indefinitely,  leaving said landlord high and dry; however, in my opinion, if the landlord let the unit condition get to that point, they DESERVE to lose their rental income until the repairs are made!

They try to squeeze every penny dry, and most are newbies that do not know how to calculate rehab or ARV.

It's hard to believe a tenant took showers with the curtain pulled back and allowed it to spray on the floor every shower and leave the floors wet as he/she stepped out to dry off.

Are the roofing shingles in multiple layers, dry, cracked, and peeling up?

They'll trash the person's credit, charge them fees to infinity and bleed them dry if they have to.
