Also I did use a 5% of annual rent for vacancy purposes but I do self manage so I'm assuming you meant a cost for property management.

The property itself is in good condition; new roof 3 yrs ago, 3 phase elec, solid HVAC, 16ft drive thru, 2 roll ups, 2 docks. needs no current upgrades(technically, everything except roof, structure and parking lot is tenants responsibility).

Because of the arrangement, that's more or less who this person would be at the end of the day given that they would be responsible for more than 75% of your income. 

They are different for each LLC depending on what business /purpose you have the LLC for.

I feel like I spend my entire day on text messaging contractors trying to get a response.
