For most real estate search engines you post and search by market, but what about people who are looking for a market that has a particular cap rate as opposed to knowing which specific market they would like to invest in?

We had a new roof installed and new gutters in 2012, replaced and repaired plumbing stacks/pipes that failed and have done extensive tuck pointing.

The biggest factor/ unknown will be the support underneath which I will have a structural engineer take a look at.THE GOODI am quite sure I could offer low 30's for the property and he would accept.

., the onus is on the contractor to make all the arrangements to get the material to the job; they can't point a finger at someone else holding them up because "you" bought the wrong/not enough material; who pays if they damage the material; if there is a material failure, the contractor isn't likely to cover the cost of their labor to repair/replace if they didn't supply the product; and so on.

Other things I like to look at is age of all mechanicals, roof, etc as there may be a need to replace, repair these items sooner than later.
