You should also be able to non-renew the month-to-month lease and evict them this way.

But this whole experience with these renovations has been a nightmare with me having to answer constant calls and texts from them during my work hours, it just seems like it's not worth the trouble anymore and I know at the very least I won't be renewing their contract.

Had I known they were month to month I would have non renewed earlier and planned on non renewing when their lease was up.  

When leases come up for renewal the units will be vacated and renovated.
