This scam was pretty obvious but some might not be.

Although I am a Realtor and have access to the MLS and can see old listings, I have seen that Redfin has been pretty reliable as a #2 option.All in all, you want to compare properties with as many similar features as possible and be aware of the obvious outliers, with the main culprit being size difference (You really don't want to compare a 3000 sq. ft. house with 3 bedrooms to a 900 sq. ft. house with 3 bedrooms).

It’s a pretty good lease, I might copy some of the items from it.

After repairs, I am pretty confident that I can BRRRR completely out of it, leaving no money in the deal.

The fact that someone's actually living in the property is a pretty good indicator that the place is livable on some level with running water and power, although there's no guarantee.

After reading so many stories of success here on the site and really thinking pretty heavily on my future I had moved to the conclusion of renting out the home rather than “house-hacking” or making the home my primary residence.

Here's my question:  I am an attorney and, by my nature and my profession, am pretty analytical. 

I have a pretty detailed application, so I'm hoping I can rank the applicants based on the application, and then verify information through a background check starting with the strongest.
