For those of you that are running a hybrid STR/MTR model, do you have TWO separate listings on Airbnb, one that is STR and another MTR or are you using tools to manage your calendar? 

You can often talk to them before you take over the property to see if they would like to extend or vacate upon a change of ownership.

When looking for a PM, consider these criteria:1) the experience and credentials of the broker who supervises the company as well as the lead property manager2) the services they offer and how they line up with your needs and expectations3) the use of technology to make their job and yours easier 4) if they have a landlord-tenant attorney on retainer to help guide them on legal issues (not to mention the creation of lease agreement, landlord forms and notices, etc.)5) their process and policy for a) listing, b) application, c) tenant selection, d) routine inspections, e) maintenance services, f) property and tenancy update reports to you, g) lease enforcement policy, and f) move-out process.6) property owner reviews (caution: you can't always rely on Google reviews, because they may not reflect actual quality of the company, but still) 7) beneficial programs for both owner and tenant 8) a property management agreement that would indicate they know what they're doing and have the experience to know what matters in a PMA.

Currently property management has it listed at $1450 and still struggling to get a renter in even during the summer season.

On our current STR Hot sheet for the Oregon Coast we’re showing about 100 active listings that are eligible for a vacation rental permit and nightly AirBnB rental usages. 

I found someone listed on the tax records as a fiduciary.

The lot is finally for sale and in the listing it states almost exactly the idea I've had for it.  

You can earn from the many contract set asides, tax incentives and specialized financing  that exists only because of your tenant.My funding group (DTRT FUNDING & Consulting - Do The Right Thing) funds what we call the path.. all the varisous companies and non profits that can benefit from the wide range of tax, contract setasides, funding and income generaded by that trnant becomming a productive and independant person.Would love to talk 

I'd be surprised if there is a sustainable builder in Texas that I have not at least talked to, if I don't actually know them.I am trying to develop projects that allow these folks to showcase their work so people may discover that they can live in healthy, efficient, comfortable, forever homes that don't burn,  and are insect proof and mold free.
