The good--growth projections from census bureau, low unemployment, rents rising (was just able to bump rent in my 4plex in orange park), and a number of elements that @Jack Bobeck mentioned.

I've had to replace 2 stove elements and repair the same issue for the same  sink twice.

After all, how much of your business is thrown out as unsalvageable (only after having spent countless interactions to develop in the first place)?

I too believe that I am a smarter investor having listened to the podcasts, read the different articles, and interacted on the forums here on BiggerPockets over the past 2 years.  

I know the tax elements can get pretty complicated when one owner on the title dies.

We have little branding elements that we've incorporated throughout our channels too. 

The opinions that I hold have been reinforced through direct interaction with my military peers.
