Going through a couple of inspections and then thinking you're good to go it solo is a mistake...do that with the wrong property and, unless you're independently wealthy....you could be taking on a 2nd job to get out of the mess you find yourself in.You might want to consider turning the property into shared housing instead.....it's less risky but won't work everywhere....and I don't mean a seedy rooming house.

So now I'm about to close on the 3rd of three decent four plexes in Independence, meeting the crazy timelines of a 1031 Exchange, and my 'turnkey, fully rented' units are half empty and I'm not hearing from the property manager I have contracted with and interviewed for 8 months!

My suggestions are:2 years of bank statements for the property so you can verify deposits and expenses tied to cash2 years of tax returns (2013, 2014)2014 and 2015 Profit and Loss reportsRent roll for 2014 and 2015Ideally all of the last two are certified financial statements (meaning they've been reviewed and signed off on by an independent auditor), but chances are they won't be.
