If you had to start over, what strategies would you implement and what would you do to have a list of buyers ready on hand? 

Ministerial would be your building permits and maps etc...things that you just get a permit as long as you implement the standards.

This may sometimes reflect an amount greater than the increase which I give. also- as I am in NJ - the property tax increases are a separate factor, as they would be under rent control.All of this is something to consider if you need to discipline yourself to implement a yearly increase and also a formula to give your tenants guidance.

Can this strategy work with partners in which 2 - 4 people put in enough to purchase the first rental then implement the strategy moving forward utilizing the rental income and equity?

This community has introduced me to all the high level tactics and strategies that I knew existed but wanted to know how to implement.

Scrubbing a lot of articles on this topic and its really interesting to see the available tools out there, but actually implementing them and using them for how they were designed seems to be the next phase for many want to be real estate entrepreneurs.

I saw they just released several new features, the one that will be useful for me is to set a separate floor price for low season vs the rest of the year.Optimal is in the eye of the beholder - you have to develop your own pricing strategies and then pricelabs gives you the tools to implement that in a more automated fashion.
