@Tyler CaseyMy thoughts are I would take the marketing of your short term rental away from Evolve and do it yourself as long as your livelihood and lifestyle allow you to respond fairly quickly to inquiries when they come in. 

Equity: The addition will enhance the value of your home.

It's a lot easier than you think to fall victim to life style creep.

Then the discussion is about personal choice and life style.  

It only proves that we have to continue learning to enhance our businesses every day!

@Ericka Grant Three quick follow up comments:1) If you want to live in this house for 10 years or more it's more of a lifestyle expense than an investment and the exit strategy is less important. 

If you are going to pay for part of your child's college, car, etc... you will need more than one job to fund lots of expenses or your lifestyle.  

Credit Enhancements: A loan to provide improvements to the property.

The day-to-day lifestyle here is amazing.

‘lifestyle’ business – ie simply intended to be run by and to provide an ongoing source of work and income for the proprietors, no clear vision for the long term future?
