I will be buying 120 double hung windows in the next 2 months for a big project, and the feedback on the web is confusing at best, mostly installers who prefer high end windows and don't care about costs of the end user.

Well to answer your initial question Matthew, the big difference is that you cannot double close in Quebec, assignement of contract work and vente sous seing privé but im just getting more familiar with that one myself.

Although they did request LLC documentation & the addendum to the Op Agreement regarding the decision to buy said property from the initial buyer along with the sales contract (we avoided a double closing or an assignment per se).What was interesting is that I think they were looking for a transfer of ownership @ the same price as what it was originally purchased for by the initial buyer.

Analysis of conditions like this may hold the answers you seek in Massachusetts.I don't have any first hand experience in wholesales but if you're savvy enough to find a diamond in the rough I have friends who were able to double their money in under a month.Good luck!

I made a soft/rough offer and feeling nervous about it and wanted to see if anyone had any insight.It was difficult to pull comps because of the uniqueness of the property but the closest I could find were 3 properties that sold in the last month and were all 6-families that sold for roughly $600k all of which had 3br/3br/2br type setup.The subject property has 5 two bedrooms, 2 studio's and the commercial unit.
