A 2 car detached is running about $14K if that helps at all. 

Unfortunately, I still see your biggest obstacle being not selling off the condo.

I know I wouldn't be able to get an FHA loan on the property, but what other obstacles would a commercial property come with besides having to pay 20% down?

I feel like the 200k estimate might be high, but the home does have a lot of extra things going on for it with its location, large lot, two car detached garage, and boarding a acre lot that will never be built on.

Yeah I checked with a DIO for the city and basically because its a semi-detached the zoning bylaw allows a secondary dwelling in the basement regardless if its on one parcel, essentially making two duplex.

It's something I can develop a sound plan for given the fact I already know it'll become an obstacle in the future.
