I like west side suburbs like Parma Parma heights.i tried to go to the area like Lakewood and Strongsville but never found a good deal. you will get better yield on eastside but my preference is west.2) Pro/cons of single family vs duplex vs quadplex in these areas?

Two local banks I use offer HELOCs on investment properties so I have those ready to go if I come across a great opportunity and can use the HLEC as a down payment. 

My immediate needs with BP are to learn the most effective ways to identify leads and obtain financing, along with tips and tricks on buying and managing MF property outside my local market - this is a big desire but also a big concern, not having done it before.  

My first instinct is to go for the 15-year mortgage because I can build equity more quickly and I would avoid being highly-leveraged on my personal residence.

Discuss the transition with your new potential management companies...they will have done this many times and will be ready to go once you provide notice.
