If it looks like I can definitely up rents within the year to get it over that margin, I'll take the risk getting it below that 10% threshold. 

Definitely don't want to be cutting any corners. 

I'm a realtor out on the east coast and I would say definitely have your realtor send you comps of homes that sold recently to get an idea of what people in your area are looking for. 

@Michael Plaks True, but I have to give people the benefit of the doubt that they know basic definitions of words unless there are flags that words are being misused or something isn't adding up. 

Thank you @Aaron Wade, as a young aspiring investor I definitely would possibly like to learn more from somebody who has the experience and knowledge.

I am initially leaning toward equity partnerships but am definitely open to other options as well.

I ran the report again, accounting for us paying for WSG and 10% management fees just in case (I don't plan on moving out of the city any time soon), and the numbers are definitely worse.
