If I go to rent it out at some point that's a negative cash flow of nearly $1400 assuming rents and rates stay the same.

.- consider baking into the rest biweekly housekeeping, so that you know that the property is being kept up with (prevents pest issues), and you won't have to deal with any quarrels over who's cleaning the common areas more than who.- always have the parents co-sign the lease.- make a manual for them. what would your own kids be calling you about when they first move out on their own?

Yes, in many markets home 1-4 unit home prices have gone up so much that they will not produce positive cash flow.

However if you're looking for cash-flow right out of the gate I'd say there are cities that would be better suited for that on your list but not impossible to come by out here -- really just depend on your goals.

Seems like short term would likely generate more revenue but not really sure about profit when you consider vacancy and property management fees of ~30% (I would consider remote management but I would think cleaning fees would still be ~$400/mo. which is high).

If it was a 12 month lease, I wouldn’t require a monthly cleaning but at 6 months, I would like to make it a requirement.

The main purpose of getting a property is that I want to use it as an investment property where I could have tenants or maybe even air bnb something that would bring me cash flow, I was wondering if anyone has any advice on loans or agents or maybe even any ideas/strategies that would be good insight on helping me beginning my journey.
