You certainly can’t rely on the wholesalers claim of rehab numbers, exit value, or rental value as most have no clue themselves or intentionally lie to make the deal look like a deal.

I know how frustrating it can be when you have people telling a lie right in front of you.

Lot's of low lying fruit from the tree so you just as well take you time to calculate all your numbers a couple times and run it through local references at your bank.
