I own an older house that's in decent shape but needs some renovations including adding dormer to our attic (or just raise the entire roof possibly depending on expense) to facilitate a closet and more headroom creating an actual bedroom.

You would typically see new developments in more rural area with 200+ lots where there are higher margins and all the extra civil engineering work / infrastructure is worth it.I would probably try to find a smaller builder.

The bigger multis I purchased 20-22 unit had substantial value ad that couldn't be done with the 4s and duplexes.On the flip side the buildings I kept are great buildings that have great cash flow and I simply could not replicate.Pete

The other good reason to have a Real estate license is if you are a Property Manager and lease units you also may be entitled to extra compensation while collecting a paycheck (for now) and gaining experience.
