That is probably what the squatter is attempting to do.I've actually tracked deals in Chino Hills, which not common, however vacant abandoned properties occur everywhere; even in upscale canyon area where I live.

Your statement "I just don't have the patience of dealing with lenders per property and their underwriting departments and fees at this point" leads me to believe that you've run into issues using (or attempting to use) equity from another industry group (dental) as collateral for REI.

That goes against some other advice to lawyer up first, but if lawyerin' up does happen, being able to show a record of honest attempts to communicate may help in front of a judge (especially if the attempts are one-sided and neighbor doesn't respond.)

I did attempt outsourcing the filling of the vacancy and to say I was disappointed would be a huge understatement.To sum up my thoughts, I think the areas that aren't great but aren't scary (war zone) are a good place to start and build some experience/cash and then explore elsewhere if it isn't your cup of tea.

If you don't know what you want to do or you want to give the real estate game an earnest attempt off the bat, then don't go to a 4-year college right away.My parents encouraged me to "stamp my ticket" by getting a bachelor's degree right after high school so that I'd always have it in my back pocket.

I don't believe the HOA covers internal maintenance, but it does cover insurance for the building up to the dry-wall (dry-wall out is a term I've heard before).I'm not sure if the investors who own the other units attempted to buy this one or not, could be.In terms of non-warrantable, there are several reasons a property could become non-warrantable, and I think these two articles do a good job of explaining it:http://www.hqworksforme.com/Warrantable-Condo-vs-N...Take a look at the right side column of this page:http://us6.campaign-archive1.com/?
