I am trying to flip a HomePath house where the renovation cost is included in the initial loan.House info: 2 bed, 1 Bath, 800 sqft - Light renovation needed (floors, paint, clean up, maybe move a wall, some appliances)House Cost - $43KRenovation Cost ~ $15K (Max I can borrow for renovation)Down Payment ~ $11KTotal loan ~ $47KLooking to sell within 30 days of holding the property for around $75K (that is what the comps are going for)Looking at a $12K to $18K profit {75K - (47K+11K) = 17K}I don't have the exact loan details yet nor the exact renovation cost.

Rehabbers, where do you currently get your appliances for your rehab projects?

No dishwasher that I can see, and the appliances don't match.  

A perfect example is the home I'm looking at right now:Foreclosed - Sale price of 112k (Previously sold for 154k in '05)House is in reasonably good shape, the basement needs finishing, it needs a few appliances, and paint throughout.

We are working on a flip that has an ARV of $125K, and I am planning on putting in stainless appliances.

Look at your area and see what appliances are included normally. 

All in all, its an "attractive" rental, but could be a liability nightmare, given the sunken hot tub and higher end appliances.  

New appliances,new countertops, new windows, paint,refinishing hardwood floors, installing a beautiful backsplash, new doors, landscaping, etc. 

It has new appliances, new floors, new paint, maybe even a new HVAC if the old one was close to the end of its useful life span. 

More along the lines of paint, carpet and appliances and less along the line of tear down walls, redo plumbing etc....and I hire most of the work out as opposed to doing it myself.
