Does anyone have a Word Doc or other template that can be filled out for an appraiser to give them information about upgrades/updates/comps for the property.

I would appreciate any words of wisdom from someone who has invested with brokers before?

We’re trying to give the appraiser some “options to consider,” as well as being very careful with how we word our critique of his work.

Since you've busy there for 2.5 years, I'll take you at your word that there has been corruption in your case.

Please help spread the word:---Folks, We're not powerless.

And low to no immediate increase--in other words, perhaps we underwrite to newest leases, but not to comps in the area that are higher. 

Potentially ruining your reputation with the brokers that bring you the deals because word travels fast and you might get a reputation for being a guy that gets deals under contract, but then not performing. 

In other words, it doesn't work.You invest like a real investor.
