Usually lenders will look at the past 2-3 years of real estate activity and a schedule of addresses you closed on to confirm that experience.One way to secure better terms is to partner up with an investor who has recent experience.

Just this past weekend, we placed a bid on a fixer upper with termites, extensive water damage, dry rot,  you name it. 

Natalie, we moved from Seattle (due to the wonderful continuous gray climate) to sunny Austin 4 years ago and have several rentals in Round Rock and been active in the investment community.

My father used to take us up there just about every other weekend over the summer when I was 10-12 years old.  

Investors are usually the best people to talk to about the market because they are actively involved and analyzing it.

There are definitely still active liens on the property.I also don’t have any documentation on lien releases since I haven’t created any liens yet on this property myself.  

I'm hoping to find a mentor, an active buyer, or a group of buyers!

welcome,  i think you might be able to search for realtors or agents who are in your area but are also active here on BP, try connecting with them and they will be able to point you to where you can find the meetup info for your area.
