I was pretty happy to know that my $1500+ wasn't just a wash.

I recently invested in Deal Machine to pick up my wholesaling business (I invest in the Nashville and Knoxville market) - I am wondering if anyone else is using deal machine and what your strategies are for using it?

Socialists out of control would sell parts of the machine to buy cookies for the workers - and leave the workers without a working machine tomorrow.

FHA may have higher PMI rates, but typically a lower interest rate, so it's almost a wash.

House hacks will teach you a LOT of lessons that will help you avoid making big mistakes with the more advanced strategies (assuming you ever decide to try out the more advanced strategies--which isn't always necessary...plenty of people have built considerable wealth via nothing but repetitive house hacking).If you study up and execute correctly, you can build a solid portfolio of  (at least) 10 cashflowing, appreciating properties in about 10 years by the end of the process, and the process will turn you into a lean, mean, real estate-investing machine!

Plus this way they learn anytime they complain about anything they are going to get a visit from me. 3) I don't really care if they swap the machines out, other than the fact that I have to hook them up when they leave (month to month lease). and the fact that I don't want to just give in to every request so that they think I am at their service every day.4) If the machines do indeed have issues, I will offer to let them swap the machines or swap them out myself.  

As Chris above mentioned, I get shower curtain, toilet paper, paper towels, hand soap, body wash/shampoo, and a welcome greeting card.

The Mortgage license test for someone like me that has never really done owner occ loans and only HML was pretty tough since I never really worked in the space I passed first time but when Dodd frank came out it washed a lot of LO out who either could not pass or now your required to submit a Personal financial statement to the feds and state and have a bond..

A commercial strength Ozone machine has worked for us on a couple of properties.
