@Ada San Andres there are some really good lending programs for house hacking that will allow you to utilize rents to help offset your debt-to-income if you qualify, especially since you're new to real estate and even if you have no landlord experience (normally you need a year of "landlord" experience to use rents to help purchase a property).

The ideal buyer would need to be someone who doesn't mind waiting a year to close and have a really good deal on their hands, but from what I understand wholesalers tend to work on volume and moving quickly, and end-users are not going to want to wait this out.

The 3 commandments of REI are, always have been and always will be: You MAKE $ when you buy (and I'd add "....when you buy RIGHT") You AMPLIFY profits when you reno/update You REAP profits when you monetize (this can be sell, rent, re-finance, heloc, many more ways to reap profits than just selling)If you buy WRONG, over-priced, you just bought a boat full of holes, you will be bailing water while trying to repair those, there is 0 way to "sail right" in such a ship.
