What matters is what is agreed to in writing ( whether you read no words, some of the words, all of the words is a choice you made before signing the contract).

The Vanguard SP 500 index ETF (VOO, i believe)  is a decent choice - it has solid historical returns and low fees.

The previous owner said they expect they will have no other choice but to foreclose, and they have no experience with doing that.I also went to the town hall and checked, and yes, the property taxes haven't been paid on the property either, starting with 2015.  

And while it sounds intriguing to see if one can 'do a deal' on say a million dollar plus home in Cali, or nice neighborhood elsewhere (for more money down, or perhaps even using a sandwich vs. simple (in and out) option, once one has sufficient knowledge, contractuals and confidence, etc.)

Your choice of areas to invest puts into a very expensive and competitive market, (Yes I am stater of the obvious).

I work with individuals like yourself often that have $20-25k to invest and it is sufficient for these temporary bridge loans to get you through those first 30-60 days while you are obtaining the mortgage.

Just give them sufficient notice (in writing) that you are terminating the lease.
