I make a lot of my living from fixing things up and reselling or increasing rents so it all boils down to the numbers and those numbers will be influenced by your exact location and other details of the property and area.

It is what it is and school districts have a substantial impact on property valuation.

The only reason I would consider renting is if renting was a very substantial amount cheaper. 

I started buying 10 years ago and for properties I bought 6-10 years ago, my rent has grown substantially and greatly outpaced the small tax increases I get each year as that is pretty much my only increasing expense so my % and $ returns increase each year.
